When you purchased a home in the Fair Woods community, the contract you signed included an addendum accepting the covenants, conditions, and restrictions (CCRs) of the Fair Woods Homeowners Association. You should have received a copy of the CCRs for review prior to closing. Your first responsibility is to read them. The CCRs are available on this website.

Included in the CCR is that any major changes to the exterior of your home must receive the approval of the Architectural Review Board (ARB) via an application process. All HOAs do this to maintain the consistency of the neighborhood, keep home prices up, and preserve the quality of life in the neighborhood.

This process is not meant to be draconian or over-regulatory. This applies primarily to larger or more visible projects. Fill an application out, for example, if you're painting the exterior of your home, buying a new door, or adding a deck. However, you do not need to fill out an application if you're planting bushes or flowers, putting a doghouse in a fully fenced back yard, or completing other regular maintenance tasks which do not change the appearance of your property.

The ARB application process is simple and usually quick. Click the PDFs below for details and to download an application. When in doubt, fill one out. It’s the least you can do for your and your neighbors’ home values.

Prior to making color changes, please reach out to the ARB, as that constitutes an external change.  If you wish to repaint your house and are having trouble matching the colors, the ARB has copies of the McCormick swatches and the color codes that you can use to choose the correct paint.
